The refresh: we do not move a pipe. We remove the soffit, run new cabinetry to the ceiling with a proper crown, install painted semi-custom doors, a quartzite counter, a backsplash that runs to the underside of the wall cabinets, a lighting plan with recessed cans and under-cabinet strips, and a new appliance package in the same openings. Six weeks on site, and the room reads like a different house. The rebuild: take the peninsula out, remove the non-bearing wall to the breakfast room, build one long island with seating so the crowd has somewhere to be, run new electrical to the island, relocate plumbing for a prep sink, and have an engineer size a beam. Ten weeks.
The mistakes: keeping the soffit, which keeps the kitchen looking like 1994 no matter what you spend on counters. Refacing thirty-year-old builder boxes, a decision you make once and regret for a decade. And buying the island before the plan, because islands need 42 inches of clearance on every side and plenty of Blue Bell kitchens are eleven feet wide.
