The two kitchens we see most in Lower Gwynedd

From the mid-century colonials near Spring House to the newer construction in Gwynedd Valley and Penllyn, we have worked in virtually every neighborhood in the township, and the kitchens fall into two groups. The 1960s–70s colonials have a closed kitchen with a peninsula acting as a fence between the cooking and the family room that was opened up years ago. The 1980s–2000s homes have the footprint and the windows; they were specified by a builder to a price, with raised-panel oak or maple, laminate or early granite, and a soffit above the wall cabinets hiding nothing but air.

The first group is usually a rebuild: take out the peninsula, remove the non-bearing wall to the breakfast room, and build one long island with seating on the far side so a crowd has somewhere to be. The second group is usually a refresh: remove the soffit, run new cabinetry to the ceiling with a proper crown, painted semi-custom doors, a quartzite counter, a backsplash to the underside of the wall cabinets, and a designed lighting plan with under-cabinet strips. The soffit removal is the single highest-return dollar in a Lower Gwynedd refresh.

How we decide refresh or rebuild, in order

Does the work triangle function, with clear paths between sink, range, and refrigerator and nobody crossing the dishwasher door to reach the trash? If yes, lean refresh. Has the house become open while the kitchen stayed closed? If the family room and kitchen are already one social space in practice but not in plan, lean rebuild. Are the cabinet boxes sound? Builder-grade boxes from the 90s are often particleboard, and if the sink base has water damage, replacing everything is cheaper than nursing it.

Is the electrical panel ready? Most Lower Gwynedd homes of this era have 200-amp service, which is good news, but induction and a 48-inch range still need dedicated circuits; budget $1,500–$4,000 for panel work if the panel is full. How long are you staying? Under five years, a disciplined refresh returns more of its cost. Over ten, build the kitchen you actually want. Permits go through the Lower Gwynedd Township Building Department, are included in our scope, and are not billed separately.
