The Township: the 1998 colonial
Most of Newtown Township was built out between the mid-1980s and the mid-2000s, and those houses share a kitchen: a good-sized room with oak or maple raised-panel cabinets, laminate or early granite, a peninsula or a small island, and a breakfast area that opens to a family room the kitchen was never quite part of. The bones are good. The finishes were chosen by a builder to a price, and the layout predates the way families actually use a kitchen today.
The remodel here is usually an open-concept redesign: the peninsula comes out, the wall to the breakfast room comes down where it is not bearing, and one long island with seating takes their place. New cabinetry runs to the ceiling, the appliances move to where the traffic wants them, and a lighting plan finally gives the room the layers it was missing. In a Township colonial a well-done kitchen and primary bath are the two rooms buyers pay for, and if you are staying three years or more you get to live in them first.
The Borough: the stone home near Court Street
Newtown Borough is a different market. Its colonial-era streetscape holds stone colonials and row homes dating to the 1760s, and a glossy builder’s kitchen dropped into one of them reads as a mistake, and buyers in that market know it. The right kitchen respects the house. The Marino family’s kitchen on our Newtown page is the reference: a teal island in an older stone colonial that respects the character of the home and still feels completely modern.
What the stone hands us is the same list we see in Doylestown Borough and on the Main Line: thick walls where a doorway wants to widen, plaster that has to be repaired properly, an electrical panel that cannot support today’s appliances, and floors that have settled.
